I would say sorry, I can only ship to confirmed PayPal address. Please update that address via PayPal, or I'm sorry.

Is there anything sketchy that could happen to me as a seller or am I just worrying about nothing?

PayPal won't cover/protect you as a seller unless you send to the PayPal confirmed address, is my understanding.

This happened to me recently. I just sent a message saying that couldn't ship to a non-paypal address without losing seller protection, but if he wanted to update his address in paypal I'd be glad to cancel and re-list with BIN for him. He agreed, we cancelled & he changed his PP address and the new transaction went through without any problems. If the buyer is legit, he should have no problem with updating his address and re-purchasing.
